When you have decided on a property, we will take a payment* from you to indicate your commitment. You will need to fill in an Application Form. You can submit this by completing the form via the link on the Home page, and clicking on the ‘Submit’ button. You will need to come to our office to sign it and bring supporting documentation as described in the form. Alternatively you can print it, sign and post to us, with supporting documentation. We will need a signed Application Form from all persons over 18.
When we have the Application Form and payment, we shall initiate referencing. This will include a credit and identity check and Employers/Accountant and previous Landlord (if applicable) references. If the application is successful we can proceed with a tenancy. In this event, the payment will be deducted from the initial money required to seal the deal.
*Important information
The acceptance by us of a payment is not an offer of a tenancy, it is required as proof of your commitment.
An application will be unsuccessful if:
a) your annual salary or earnings are less than a multiple of 30 times the monthly rent, or
b) the credit check reveals any bad debt or County Court Judgement, or
c) the identity check reveals doubt as to who you are or where you currently reside
In the unlikely event that an application is unsuccessful (unlikely, because you have just read the above) we shall return 50% of your payment to you. The balance will cover our administration fees.
If the application is successful, and you subsequently withdraw from the deal, fail to pay the balance of initial monies on time, or delay the start, the whole payment is forfeit.. |
