Upon initial inspection of the condition of the property, we will be able to tell you the average refurbishment cost expected - the estimated price is due to possible extra works needing to be done in order to bring the property up to maximum potential.

DJ Developments are a specialized maintenance and refurbishment business partner. An assessor will visit the property to ensure any issues are warranted and need attention (there is not a call out charge for assessment). This visit also ensures that if the problem has been caused by the action of a Tenant, the cost does not come back to the Landlord. If action is required an expert tradesman (which may be on a sub contract basis depending on the specific skill for the task) will attend. In all cases a DJ Developments assessor will ensure the issue is rectified efficiently, and resolved swiftly.

If you wish us to use your own contractors, cpA property management will of course act as diligently as we know you would expect but you may wish to consider:

A Tenant may exaggerate the urgency or extent of a problem (DJ Developments ensure that a problem is ‘bona fide’ and that unnecessary call out charges is not levied as a result).

If a Tenant calls with a problem, cpA property management will relay the problem to your tradesman and let him make the judgement call on the required action.

cpA property management will not guarantee workmanship, pricing of each job, or be responsible for call out charges if the Tenant has exaggerated the problem.

If there is a cheap solution, and a more expensive solution, it will be your decision every time.

Maintenance bills will need to be settled directly between yourself and your tradesmen.

If you request cpA property management to use your tradesmen, your tradesmen must manage the Tenant expectations in regard to when a job will be completed. As the tradesmen are employed by you, and presumably work for several other unconnected people, cpA property management will not have the jurisdiction to prioritize their jobs for them. This may lead to unhappy tenants.
Tenants will not pay premium rents if maintenance jobs are not completed swiftly and successfully. Rent increases on renewals may be affected, and even worse, rent may be withheld if Tenant’s are not satisfied. cpA property management will not be able to minimize this possibility as they cannot negotiate with tradesmen they do not have a wider relationship with.

It is common practice for insurance companies to outsource building and repair work to private maintenance firms, but with no customer guarantee that the job specifications will be met, or whether the work will be completed to a satisfactory standard. It is naturally the Insurer’s aim to keep their liability to a minimum, so if the Loss Adjustor can close a case without incurring additional costs for the Insurer, e.g. a challenge with betterment value against fixtures and fittings, then of course they will attempt to close without the need of agreeing otherwise. DJ Developments is skilled in negotiating with Loss Adjustors to ensure that whatever remedial works or replacement items that they deem are essential are included in the final claim assessment of the Loss Adjustor. All claim liaisons are free, and you will have the peace of mind that you will get full value for money from your policy as and when the need should arise.
