Private Tenant

 

An Assured Shorthold Tenancy is the conventional form of tenancy agreement between a private Tenant and a Landlord. An AST allows a Tenant a right to reside for a minimum of 6 months. It is often advantageous to have a longer fixed term, and we are totally flexible in this regard.
 
Our Agreement and Referencing fees are extremely competitive, and we do not charge an administration fee for a successful application. We even have a scheme whereby you can be reimbursed the cost of your Agreement.
 
In the interests of hygiene, all bedlinen and towels will be brand new. We will make a charge for this as it will be yours to take away with you, however the cost will be less than the retail price of the same brand.
 
An Inventory of contents, and schedule of condition at check in, will be compiled in your presence on the day you move in. A report will be produced and sent to you, and you will have a week to tell us if you disagree with anything. The Landlord will pay for the check in. We ask you to pay for the check out.
 
We employ an independent company, Chase Inventory Services to compile the Inventories, and carry out the check-in and check-out procedure. We want fair play for all of our Clients, especially when the assessment of cleaning and replacement costs is made when a tenant vacates the property. Following the check-out, Chase give recommendations to us in regard to the work that needs to be carried out. They also tell us whether there is fair wear and tear or if there are signs of premature ageing or accident. Chase’s independence guarantees decision making made on purely objective grounds, as they have no incentive to ‘side’ with either the Tenant or the Landlord.
 
Your Security Deposit will be protected by one of the Government authorized agencies, allowing you easy access to resolution if you require a second opinion in regard to retentions after you vacate.
 
To help you confirm the immediate affordability, simply multiply the monthly rent by 2½. This will be the figure we will need in advance to secure the deal, no more, no less. It will cover your first month’s rent and all costs as above, with the balance becoming your Security Deposit.
